We’ve put together a series of the questions we are asked on a regular basis, if you still need help, please give us a call and one of our friendly team will be more than happy to help!

We’ll ask you to complete an application form (one per tenant). We’ll then take your application to the Landlord before proceeding. We will need to see photographic ID, any additional documents to prove your right to rent and a student card if applicable.

Once they’re happy to go ahead, we’ll request one weeks rent as a holding deposit to take the property off of the market. This will act as a part payment towards the balance of the first months rent, which is payable 14 days after the holding deposit is paid and at the same time of signing your tenancy agreement. Then, one month before (students) or one week before (residential) your tenancy start date, the damage deposit (equal to five weeks rent) will be payable. This will then be registered with a deposit scheme. Please note that access will not be permitted to a property unless all funds have been paid and cleared.

The only payments that tenants can be charged are those expressly permitted under the Tenant Fees Act, all other charges are prohibited. The Act prevents landlords and their agents from requiring tenants to make any payment as a condition of granting, renewing or continuing a tenancy apart from:

Landlords will have suitable buildings insurance in place however this doesn’t often cover tenant belongings and contents. We advise that tenants source their own insurance to cover these and any accidental damage to the Landlords property.

For our residential properties, unless otherwise requested by the Landlord, tenants will pass referencing earning 2.5 x the share of rent. If that isn’t possible then a guarantor will be required. Tenants need to have the right to rent in the UK, pass a credit check, income check and have a good reference from your current Landlord.

Guarantors will need to be a UK resident, over 25 years of age and earn 3 x the tenants share of the rent. They’ll also need to pass a credit check.

All Students require a Guarantor.  

A Guarantor is someone who is liable for the tenants responsibilities such as rent payments and any damage to the property, if the tenants don’t fulfil their obligations. To be a guarantor, you’ll need to be over the age of 25, have clear credit history, earn at least 3 x the tenants share of rent and be be a UK resident. Some of our Landlords require Guarantors to be Home Owners in the UK as well so please do check with us first before your application.

It is a requirement for all rent to be paid by standing order. This needs to be set up on or before move-in date. It can take up to 3 working days for monies to be transferred between accounts so therefore you should set up the rent payment to leave your account 3 days before due date. Details of where to send your rent to is included in your tenancy agreement.

An inventory is a detailed report which notes down the condition of the house at time of move in and is constructed by a third party company. On move in day, tenants will be issued their inventory by email to the lead tenant. Tenants will then need to go through the report and note down if they believe there are any discrepancies, sending comments and pictures. Tenants will have 5 days to do this as well as signing the report. If the report is unsigned then it will be deemed that the tenants agree with the contents of the report. For the properties managed by us, you will be able to access your inventory in your app. This will be really useful when you move out so that you know how you need to leave the house at the end of your tenancy.

You will be able to move in on your tenancy start date provided that the tenancy agreement has been signed off and all payments are complete. 

On move in day, either we, or your Landlord will meet you at your new home (depending on the management service your landlord chooses) and we’ll show you around, test the fire alarms, show you where the meters are, answer any questions you may have and then leave you to settle in to your new home!

If the property you live in is managed by Banks Wilson, please email the issue to info@bankswilsonproperty.co.uk with lots of detail and pictures and videos. This helps us and the contractors diagnose the problem, troubleshoot where we can, and get the issue resolved as quickly as possible.

Our service level we provide to the Landlord is to conduct two inspections per year. Usually we will carry these out on the third month of your tenancy and then again around month 9. This is for our fully managed properties only.

Put simply, no, as this would be breaching your tenancy agreement. We know circumstances can change, so it may be possible to exit your tenancy early however it is the tenants responsibility to find a suitable replacement to take their place on the agreement, and you will remain liable for the conditions of your contract until the new contract has been signed off. Please contact us for details on the fees associated with facilitating this change.

For our managed properties, provided there are no deductions, we will return your damage deposit within 10 working days. If there happens to be damage noted in the check out report or rent arrears, we’ll aim to have the list of deductions to you within 10 working days by email. We will then negotiate on the matter until agreed. If the matter remains in dispute then MyDeposits will be bought in as independant arbiter. For our let only properties, your Landlord will be in touch with you to go through your deposit return directly.

To advertise your property we will need: 

  • Photographic ID (Passport or Driving Licence)
  • Proof of ownership of the property being rented
  • Proof of address dated in the last 3 months
  • Compliance Certificates: Gas Safety Record, Electrical Condition Report and EPC. (further certificates needed for managed HMOs)
  • Copy of buildings insurance policy
  • Copies of any licences if applicable such as a HMO Licence
